Real estate market conditions in New Brunswick remained strong in December, according to new figures.
The New Brunswick Real Estate Board reported 552 home sales during the month, an increase of nearly 31 per cent year over year.
At the local level, home sales activity posted increases across all areas of the province.
- Northern and Valley Regions: 107 homes sold (55.1 per cent increase)
- Saint John Region: 128 homes sold (37.6 per cent increase)
- Greater Moncton Region: 208 homes sold (26.8 per cent increase)
- Fredericton Region: 109 homes sold (13.5 per cent increase)
“New listings saw a nearly 10 per cent increase over December 2023, while active listings rose to levels not seen since early 2024,” Board Chair Mike Power said in a news release.
That said, the number of available homes across the province at the end of December was aligned with the five-year average for the month.
There were 456 new residential listings in December, an increase of 16.9 per cent from last year.
Officials reported 2,245 units on the market at the end of December, a slight gain of 0.3 per cent (seven listings) from the end of December 2023.
Months of inventory — the number of months it would take to sell current inventories at the current rate of sales activity — numbered 4.1, down from 5.3 months a year earlier and below the long-run average of 8.2 months for this time of year.
Meanwhile, the benchmark price for single-family homes was $330,100, up 15.7 per cent on a year-over-year basis.
Power suggested buyers may notice changes this winter due to potential adjustments in mortgage rules.
